What is the home building process?
First, a budget needs to be determined. This can be based on your personal financial situation, your home needs, your wants, or all of the above. Many times this will include a pre-qualification or even a pre-approval for some clients
Part of the initial budgeting step is to construct a cost framework that is based on square footage, finishes, anticipated lot costs and any other factors which are important and unique to you.
Second, you will need to select a suitable lot. Some clients already have purchased a lot others need to select a lot. You can view all lots for sale on the WFRMLS on our website.
Third, a suitable plan is then selected based on lot size, budget and personal needs.
Fourth, design selections need to be made to finalize pricing. The selections affect the style, look and feel of the home and should reflect your personality. The selection of finishes must be finalized and agreed upon before a final cost of construction can be determine, unless a buyer chooses to work from an allowance basis.
Fifth, once the design selections, or combination of selections and allowances is finalized we will provide a final cost on the home. This step includes verification from some of our major subcontractors and suppliers to ensure correct pricing.
Sixth, sit back and watch as our team of experts brings together the “sticks and bricks” of the process. You will have some involvement in walkthroughs and selections that need to be addressed. Because most homes we build are custom you can expect that there will be questions, clarifications and other input that we will be asking you for.
Seventh, upon completion of your home we will conduct a buyer walkthrough. This will be to orient you to your new home and also to compile a final list of items that need to be completed or corrected (punchlist).

How long will it take to build my home?
Each home is unique and each client has different needs, however, you can expect the following as a rule of thumb:
- 8 weeks for plan selection, modification and permitting
- 1-2 weeks for design selection
- 4-6 months for construction of the new home
There are many factors that affect the time required, including size of home, level of customization, time of year, availability of products selected, lot selected, etc.
